Job Description:
 
The Facilities Management Division ensures, through its Sustainability, Environment & Utilities Directorship, the efficient and effective performance of buildings and infrastructure at UJ. UJ has a responsibility to reduce its carbon footprint by reducing its electricity consumption in all areas. Automated Building Management Systems (BMS) and electrical control and monitoring systems are used to conserve energy through the monitoring and controlling of Heating Ventilation and Air Conditioning (HVAC) systems and lighting systems in venues.
 
The BMS Specialist is required to provide specialist technical support to the university and take responsibility for the optimisation of utility consumption and performance in line with the University environmentally sustainable practices.
 
Responsibilities:
 
  • Perform the duties as specified in the Occupational Health and Safety Act, codes of practice and the relevant legislation.
  • Provide specialist and/or technical support to facilities management teams where needed.
  • Inspect utility rate filing packages to develop data for use in utility rate hearings.
  • Formulate recommendations to correct problems and deficiencies.
  • Monitor and adjust time schedules on lights and HVAC systems.
  • Ensure that the system is running 100% effectively.
  • Optimise and improve electricity, water, and waste consumption through analysis.
  • Ensure that energy savings targets are met in all buildings and that required adjustments to BMS or control systems are made routinely.
  • Ensure continuous roll-out of metering and monitoring equipment and ensure this function is efficiently managed.
  • Track Utility Management Service Provider performance to ensure services are delivered as per SLA.
  • Utilise systems such as Metering on Line (MOL) in order to minimise electrical consumption
  • Optimise and improve electricity, water, and waste consumption through analysis.
  • Ensure conservation of electrical energy - kWh consumption and kVA demand.
  • Design schematic graphics for BMS systems – input and output control processes, flow diagrams, operating diagrams.
  • Assist in the compilation of the BMS users point list and asset register.
  • Expand and maximise the effectiveness of the BMS system across the key infrastructure.
  • Manage and oversees energy efficiency and renewable projects.
  • Negotiate and manages all supplier contracts and ensures that service providers adhere to service levels in accordance with relevant service level agreements (Efficiency Projects)
  • Identify and submit buildings reports for performance rating programs.
  • Research potential technologies and solutions for implementation in properties, as well as changing trends and environmental issues
  • Compile and provides input into annual sustainability reporting requirements i.e., carbon Footprint, etc.

Minimum requirements

  • Degree or relevant qualification (NQF 7) in Electrical / Mechanical Engineering
  • Two (2) to three (3) years' of job-related experience in electrical or mechanical
  • Minimum of two (2) years' working experience in BMS i.e., Building Management systems which include networks, controls and Operating Systems, HMI (Human Machine Interface) and electrical integration.
  • Knowledge and experience in HVAC Systems
  • Knowledge of lighting systems
  • Experience in load control and monitoring systems such as Metering online (MOL)
  • Valid Code B driver’s license.
 
Competencies and Behavioural Attributes:
 
  • Computer literacy in MS Office (Word and Excel), as well as email and internet
  • Electric design, installation, repair control and switch gear
  • How to work with the relevant software, installation, and operation thereof
  • Manage customer specific projects.
  • Manage implementations/roll-out of projects (generic or specific)
  • The ability to function independently.
  • Simultaneously plan, execute, and finalize multiple projects.
  • Good time-management skills
  • Good interpersonal relations and a client-service orientation
  • The ability to perform under pressure.
 
Recommendations:
 
  • Certified energy manager or equivalent
  • Working knowledge of BMS systems including field repair works, installation, maintenance
  • Air-conditioning and HVAC systems
